PriceLabs is genuinely good at what it does. Its algorithm updates your rates daily based on demand signals, accounts for seasonality, events, and lead time, and syncs across 160+ PMSs. For operators not using dynamic pricing at all, it will almost certainly improve performance.
But dynamic pricing is one input into your revenue. One.
Your OTA distribution determines how visible your listings are on Airbnb, Vrbo, and Booking.com. Your ranking tells you whether that visibility is growing or shrinking, and it's the earliest signal of what's about to happen to your revenue, typically 30 days before your calendar shows it. Your pricing, built on top of both, determines what you capture from the demand they create.
PriceLabs lives in the third layer. It prices the demand your distribution and ranking produce. It doesn't create that demand, and it won't tell you if that demand is as strong as it should be.
Most operators using PriceLabs are pricing well without optimizing the foundations underneath it. That's revenue management with the most important piece missing. We run the whole thing.
Revenue management is not just pricing. It's three connected layers, each one feeding the next.
Layer 1: OTA optimization (building the foundation)
OTA optimization is everything that determines how your listings perform algorithmically across each platform before a guest makes a pricing decision. It's the work that builds the demand signal your pricing tool reads.
Listing content, titles, descriptions, and photos optimized for OTA algorithms and guest search behavior, gets updated as search patterns shift. Channel configuration covers promotional setup on Booking.com (Genius tiers, Limited Time Deals, Preferred status), rate plan mix between non-refundable and flexible options, cancellation policy strategy, instant book settings, and availability windows. Content parity across OTAs matters too; when it's wrong, it suppresses ranking and booking probability. And because Airbnb, Booking.com, and Vrbo each have different algorithms that reward different inputs, each channel gets a separate strategy.
PriceLabs, along with other dynamic pricing tools like Wheelhouse or Beyond Pricing manage prices for over 450,000 listings combined. None of them touch any of this.
Layer 2: Rank (the forward-looking signal)
OTA ranking is the output of optimization and the earliest indicator of where revenue is headed. When your listing starts losing visibility (because a competitor improved their content, because an algorithm update shifted the weights, because your booking pace slowed), rank drops before bookings do. We track ranking across your entire portfolio daily.
That gives us a 30-day early warning on revenue problems that would otherwise only become visible in your calendar. When we see a listing's rank declining, we diagnose which specific factors are driving the drop and act before it costs bookings.
PriceLabs doesn't monitor OTA ranking. It reads market demand data, which is a different layer and useful, but backward-looking relative to rank. By the time market demand data shows a problem, the window to capture those bookings is already closing.
Layer 3: Pricing (built on what the first two create)
Once your OTA distribution is optimized and your ranking is healthy, pricing has something real to work with. Strong OTA visibility means more guests are finding your listing. Strong ranking means more of those guests have high booking probability. Both mean your pricing tool is working off a stronger demand signal, which means you can push rates further without losing occupancy.
This is why operators see revenue improvements that a pricing tool alone can't produce. We optimize the foundations first. Pricing captures what those foundations create.
We manage our customer’s pricing using tools like PriceLabs and Wheelhouse, configuring them, calibrating them to your specific markets and comp set, and revisiting them as conditions change. The tool moves the rates. We decide what those rates should be, and we make sure everything feeding into that decision is as strong as possible.
We review the pricing configuration for every client we onboard. The pattern is consistent.
One client's PriceLabs pushed prices too high for Labor Day. Occupancy crashed from 85-90% to under 30% and the two-week revenue forecast was cut in half. The tool wasn't broken. Nobody was watching it with a strategy, and the base price had never been calibrated to how that specific market behaves around high-demand dates.
Another portfolio had PriceLabs running with no minimum rates and too many manual overrides. High ranking, strong demand signals, but leaving revenue behind every week because the pricing configuration had never been properly built for the portfolio.
A third had stacked discount rules that were actively suppressing OTA ranking by signaling weak demand to the algorithm. More discounts, lower rank, fewer bookings, more discounts. A spiral the pricing tool couldn't see because it doesn't monitor ranking.
Three different clients. Three different configurations. Same root cause: a tool running without a revenue strategy behind it.
PriceLabs gives you the engine. We drive it for you, and we make sure the road it's driving on is optimized first.
90% of Booking.com accounts are misconfigured. Not broken. Misconfigured. The platform rewards commission structure and promotional tier, not listing quality the way Airbnb does. Getting your Genius tier setup right, running Limited Time Deals at the right moments, and calibrating your rate plan mix for Booking.com's algorithm is a separate discipline from Airbnb strategy entirely.
PriceLabs syncs your prices to Booking.com. It doesn't configure your promotional structure or manage your Preferred tier eligibility. That's OTA optimization, and for most portfolios it's where the biggest distribution gap sits.
Most revenue problems are visible in your calendar 2-4 weeks after they start. By then the bookings are gone. OTA ranking moves first, and we track it daily across your entire portfolio. When we see a listing's position declining, we know which factors are driving it and we act before it costs bookings.
This is the forward-looking layer that no pricing tool offers. PriceLabs reads market demand data. We read your listing's ranking position relative to your comp set. Those are different signals at different points in the revenue chain, and one of them tells you what's about to happen.
PriceLabs has over 30 customization options. Base price. Floor and ceiling. Seasonal profiles. Orphan day rules. Last-minute discounts. Far-out premiums. Minimum stays. Gap night strategy. Occupancy-based adjustments.
Each one is a lever. Pull the wrong one and you leave revenue behind. Pull two wrong ones together (stacked discount rules, for instance) and you actively suppress your OTA ranking while the tool reports everything is fine.
Most operators configure PriceLabs once, at onboarding, and rarely revisit it. Markets shift. Platform algorithms update. Comp sets change. The configuration that worked last summer probably doesn't reflect your current market. We revisit it continuously, not as a periodic project, but as part of the ongoing revenue management work.
70-80% of clients see ranking improvements within 30 days of starting. Typical revenue recovery: 15-20% above pre-engagement baseline.
"After the first month, there has never been a month where Otamiser hasn't delivered more than 10% YoY ANR growth and in some months it's been nearer 50%. You absolutely know what you are doing." Corin Craig Jackson, Managing Director · The Heim
"In order to still outperform the market, you really need to focus on ranking optimization. Over the last few years, we really see the results of that. On average, we are outperforming our market by 20%. And it's mainly thanks to our ranking optimization." Dennis Goedheid, Founder & CEO · Casiola
We already use PriceLabs. Do we have to switch?
No. PriceLabs is one of the tools we use to execute pricing strategy for clients. Joining Otamiser Revenue Management doesn't mean dropping your PriceLabs subscription; it means having a dedicated revenue manager running it properly, inside a full revenue strategy that also covers OTA optimization and ranking, rather than running on settings from day one.
What's the difference between this and just hiring a revenue manager?
A full-time revenue manager handles pricing. They typically don't manage OTA distribution optimization, listing content, channel configuration across Airbnb, Vrbo, and Booking.com, or daily ranking monitoring. Those are separate disciplines that most operators don't have covered at all. We cover everything, with a team behind every decision rather than a single hire.
How quickly do we see results?
70-80% of clients see ranking improvements within 30 days. Revenue impact typically shows within the first full month. Everything is tracked in your monthly performance report so you can see exactly what changed and why.
What happens if we already have a PriceLabs configuration we like?
We review it, keep what's working, and fix what isn't. Your existing setup is the starting point. The goal is to build a proper revenue strategy on top of what you already have.
Is this suitable for a portfolio with properties across multiple markets?
Yes. Multi-market portfolios are where this adds the most value. Each market has different OTA algorithm behavior, different demand patterns, and a different comp set. A single PriceLabs configuration across multiple markets is almost always leaving revenue behind somewhere. We build market-specific strategies for each property cluster.
Is Otamiser a PriceLabs competitor?
No. PriceLabs is one of the tools we use to execute pricing strategy for clients; it's a partner. This comparison is between their dynamic pricing tool and our done-for-you Revenue Management. One is the software you operate, the other is an outcome we deliver.
We'll walk through your properties, identify where revenue is being left on the table, and show you what a managed revenue strategy would change. No commitment on the other side.
